Rebuilt to the studs — and crowned with an arch.

Three phases across half a year: about eighteen windows replaced full-frame in black triple glass, then the patio and back doors, and finally a ten-foot arched front entry. Here's a real Newmarket project from our books, exactly as we built it.

What the homeowner wanted

Everything new, nothing halfway. The windows came out stud to stud — no slipping new units into old frames — and went back in black outside, white inside, in triple-pane 180 glass with new 4½-inch wood jambs. The back of the house got black garden doors and a patio slider. And the front finished the story: a ten-foot entry system — mahogany-grain fiberglass door painted textured black on both faces, sandblasted sidelites, and a half-round sandblasted transom crowning it all.

What made it hard

  • Stud to stud, eighteen times. Every opening stripped to the framing and rebuilt — new insulation, new jambs, new interior finish. Slower than a retrofit, and better for the next thirty years.
  • Two windows that aren't windows. The facade needed its symmetry, so two blacked-glass dummy units were built where rooms didn't want glass — you can't tell from the street.
  • An entry with its own architecture. The half-round transom was cut sandblasted to 64⅞ inches wide, the sidelites carry 13-micron security film, and the door locks on multipoint hardware — nearly ten feet of system, set plumb in a day.
  • Three phases, one look. Summer windows, fall doors, a December entry — ordered months apart, matched exactly, so the finished house reads as a single decision.
  • Privacy without curtains. Sandblasted glass at the entry, security film in the sidelites, and mini-blinds sealed in the basement units — light in, eyes out.

Newmarket window replacement FAQs

Do I need a building permit to replace windows in Newmarket?

Straight like-for-like replacements don't need a permit in Newmarket — including full-frame replacements within the existing openings, like the Best Circle project on this page. If the structure changes — enlarging an opening, cutting a new one, or altering what carries the wall above — the Town of Newmarket requires a building permit and inspection. When a project needs one, we handle the paperwork and build to pass.

Which parts of Newmarket do you serve?

All of Newmarket — Stonehaven-Wyndham, Summerhill Estates, Woodland Hill, Copper Hills, Glenway, Huron Heights, Gorham-College Manor, Bristol-London, and Armitage, plus neighbouring Aurora, East Gwillimbury, and Bradford. We've completed 20+ projects across the town.

What does full-frame (stud-to-stud) window replacement mean?

A retrofit slips a new window inside your old frame; a full-frame replacement removes everything down to the studs and rebuilds — new frame, new insulation, new wood jambs, new interior finish. It costs more and it's the right call when the old frames are tired or you want every trace of the old windows gone. The Best Circle project on this page was done stud-to-stud on roughly eighteen windows, with 4.5-inch wood jambs throughout.

Can a big window and door project be split into phases?

Yes — Best Circle ran as three phases over half a year: the windows in summer, the patio and back doors next, and the arched front entry in December. Phasing spreads the cost and the disruption, and because every order is spec'd to the same colours and finishes up front, the phases land looking like one job.
