Eleven windows, two patio doors, and a flush steel door, all in black-on-black with colonial grills — with rotted framing cut out along the way and snowbanks in the driveway. Here's a real Markham project from our books, exactly as we built it.
A complete change of character: every window in black inside and out with colonial SDL grills. The old front bay came out and a new three-panel black bay went into the stone facade. Around back, a nine-foot casement-fixed-casement combination was opened up with a full cut and new header. Two black patio doors — one a full cut with a new sill — and a flush black steel door with a sandblasted full-height lite finished the set.

On John Dexter Place the old frames were rotten behind the trim. We don't cover that up and move on — we cut it out, rebuild, and then install. Once.
Good to know
Straight like-for-like replacements don't need a permit in Markham. If the structure changes — enlarging an opening, cutting a new one, or altering what carries the wall above — the City of Markham requires a building permit and inspection. When a project needs one, we handle the paperwork and build to pass.

We cut it out and rebuild. On the John Dexter Place project featured on this page, the old wood frames were black with rot behind the trim — every opening was stripped to sound wood, rebuilt, insulated, and wrapped before the new windows went in. Covering rot with a new frame is how windows fail twice; removing it is part of doing the job once.
Yes — the John Dexter Place project ran in February, with snowbanks in the driveway. Openings are done one at a time and closed the same day, so the house never sits open to the cold. Winter installs also mean shorter factory lead times, and drafts show themselves immediately — there's no better season to prove a window is sealed.
