The whole house went black — in the middle of February.
Eleven windows, two patio doors, and a flush steel door, all in black-on-black with colonial grills — with rotted framing cut out along the way and snowbanks in the driveway. Here's a real Markham project from our books, exactly as we built it.
What the homeowner wanted
A complete change of character: every window in black inside and out with colonial SDL grills. The old front bay came out and a new three-panel black bay went into the stone facade. Around back, a nine-foot casement-fixed-casement combination was opened up with a full cut and new header. Two black patio doors — one a full cut with a new sill — and a flush black steel door with a sandblasted full-height lite finished the set.
What made it hard
- The rot nobody had seen. Behind the old trim, the wood frames were black with decades of moisture. Every opening was stripped to sound wood, rebuilt, insulated, and wrapped before anything new went in.
- A new bay for old. The existing bay was removed whole and a black three-panel bay retrofit into the stone — picture glass flanked by grilled side lites.
- A nine-foot cut in winter. The 108×52 back combination meant a full structural cut with a new header and sill — opened and closed the same day, in February.
- Grills matched across 14 openings. Simulated-divided-lite grills, aligned window to window and door to door, so the black package reads as one design and not a batch of parts.
- Documented for the energy file. Energy Star rated glass, with NRCan-compliant paperwork prepared as part of the job — the kind of records an energy-audit program asks for.

We cut it out and rebuild. On the John Dexter Place project featured on this page, the old wood frames were black with rot behind the trim — every opening was stripped to sound wood, rebuilt, insulated, and wrapped before the new windows went in. Covering rot with a new frame is how windows fail twice; removing it is part of doing the job once.
Can windows be replaced in the middle of winter?
Yes — the John Dexter Place project ran in February, with snowbanks in the driveway. Openings are done one at a time and closed the same day, so the house never sits open to the cold. Winter installs also mean shorter factory lead times, and drafts show themselves immediately — there's no better season to prove a window is sealed.
